Edmonton Home Inspection Reveals Missing Flashing

A common problem found by experienced Edmonton Home Inspectors is missing kick-out flashing.  What is kick-out flashing and where is it used?

Kick-out flashing is a specially formed piece of flashing that diverts water away from a wall.
Kick-Out Flashing
When a lower section of a roof does not extend past the wall that it is adjacent to but rather terminates within the wall plane, kick-out flashing is required.  Below is an example where kick-out flashing should have been used but was not.

Without kick-out flashing in place in this location, water will run down the roof and behind the siding resulting in moisture damage to the wall including rot and potentially mold and structural damage.

Edmonton Home Inspector finds Roof Defects on New House

Common problems found when conducting Edmonton Home Inspections are roof defects.  Examples of problems include missing shingles, missing or improperly installed flashing, improperly installed shingles, etc.  These problems are often found on older and newer Edmonton homes alike.

Poor installation of roof coverings can result in leaks and costly damage to a home. Whether you are purchasing a new home or having your roof replaced, it's important to have an experienced Edmonton Home Inspector perform a thorough inspection to ensure everything was installed correctly.

Below are several images of defects found on the roof of a two year old house.
Sherwood Park Roof Defect
Notice that the shingles have been installed flush with the roof edge and the sheathing is visible. This will likely result in moisture damage and rot to the sheathing.
Edmonton Roof Defects
In this image, notice the bare spot with no shingle and the improper, unprofessional installation of "flashing" along the lower roof edge. This is an extremely unprofessional installation (to put it nicely). This house was built by one of the larger builders in the area but the roof was most definitely not installed by a professional.
